Benefits of Regular Maintenance

A regular air conditioning and heating preventative maintenance schedule can give you years of added life to the system and lower energy and repair bills over time. HVAC systems definitely need regular preventative maintenance to keep it running at optimum levels throughout its life.

An example of a common problem caused by lack of maintenance is lack of cooling due to a dirty outdoor coil, which ultimately can result in premature compressor failure. Impacted or dirty condenser coils cause the compressor to run harder and pull higher amps. High pressure makes your compressor work harder and will eventually cause premature failure of that compressor and other components. High amps also translate into higher power bills. The condenser coil can be cleaned to alleviate the immediate problem, but the damage to the compressor and other components is irreversible.

Reliable Heating & Air offers a competitively priced one-year two-visit preventive maintenance plan for split systems, heat pump systems and package units for residential homes (including single family, condominiums, duplexes and townhomes) and commercial establishments. Our experienced technicians will thoroughly clean and inspect your equipment twice a year-once in the spring and once in the fall. We recommend the service be performed before each season of peak usage.

Our preventative maintenance check includes the following services:

  • Level 1 Outdoor condenser coil cleaning (water only). Access to water is required for this to be performed. (Spring)
  • Clean condensate drain (Spring)
  • Clean and cycle condensate pump (Spring)
  • Check refrigerant pressures (Spring)
  • Measure temperature drop accross the coil (Spring)
  • Clean and adjust the contactors (Spring)
  • Lubricate motors and bearing, if not self lubricating motors and if accesible (Spring and Fall)
  • Clean or Replace air filters. A 1" high efficiency pleated filter is included in  the cost. Speciality filters are extra, please call for pricing. (Spring and Fall)
  • Inspect and adjust blower components (Spring and Fall)
  • Test safety controls (Spring and Fall)
  • Test pressure switches (Spring and Fall)
  • Measure volts and amps on the motors (Spring and Fall)
  • Clean and adjust burner assembly (Fall)
  • Monitor flue draft (Fall)
  • Carbon Monoxide test (Fall)
  • Vacuum out the heat exchanger (Fall)
  • Test Heat exchanger for cracks and leaks (Fall)
  • Measure tempertaure Rise (Fall)
  • Measure gas pressure (Fall)

All of the above services performed properly assure that you will not be plagued with common problems that arise due to system maintenance neglect. This does not mean your system will not have a breakdown.
